Moving In
Some celebrate with a toast, others just breathe a sigh of relief that the deal is done. Either way, you're almost home. Here are the last few steps standing between you and your new front door.
Final Walk-Through Inspection
This is your last chance to walk through the property before it's officially yours. By now, every contingency in the Purchase Agreement should be satisfied and the sellers' belongings long gone. Most buyers schedule this walk-through the day before or the day of closing, giving you one final look to confirm everything is exactly as promised.
We believe you deserve clarity and confidence at every step, especially this one. No surprises, no unanswered questions. Just the peace of mind that comes from knowing your investment is protected.
Closing
Once you're satisfied with the walk-through, it's time to make it official. You, the seller, and the closing agent will sign the settlement agreement, a document that accounts for every dollar exchanged throughout the transaction. You'll also sign your loan documents and deposit the remaining balance of your down payment and closing costs into escrow.
If you're bringing funds to the table, you have two options: a certified bank check for the amount listed on your settlement statement, or an electronic wire transfer to the escrow account. Whichever you choose, our goal is the same: a smooth, transparent process from start to finish.
Once everything is signed and funded, the deed is recorded with the County Recorder's office, and just like that, the property is officially yours.

Tips For Buying

Don’t Max Out Your Budget
Just because you're approved for a certain amount doesn't mean you should spend every dollar of it. Leave room for closing costs, taxes, and the repairs or updates every home eventually needs.
Get To Know The Area
Make sure the neighborhood actually works for your life, schools, commute, shopping, the whole picture.
Don’t Skip The Inspection
A good inspection is worth its weight in gold. It uncovers what you can't see on your own and gives you the confidence to move forward with real peace of mind.

Get Pre-Approved
A pre-approval tells the seller you're serious, not just browsing. It's often the difference between winning a deal and losing one.
Make a List of Deal Breakers
Know what you can live with and what you cannot live without and also those things that can be taken care of with a simple remodel. If you need a 4 bedroom home, don't buy one with 2 that requires a massive addition which can break your budget.
Look At The Age Of Appliances & Other Systems
Some of the most expensive features of a home are Appliances, HVAC, Hot Water Heater, Septic/Well, and Roof. You should pay attention to their age and whether they have required service. You may even be able to get the seller to add a home warranty.
Check For HOA Requirements
Most neighborhoods have HOAs that govern what you can and can't do - be sure you know what the rules are for your neighborhood, and the fees associated with having an HOA. They are usually listed as annual fees.
