Close of Escrow

Once everything is signed, you have officially sold your property.

Closing Day

You made it. After all the paperwork, negotiations, and waiting, closing day is finally here. Before you pop the champagne, there are just a few final steps to cross off the list. We will work closely with you and your agent to make sure every detail is buttoned up, because in Coeur d'Alene real estate, the little things are never small to us.

Final Walk-Through Inspection

Either the day of closing or the day before, the buyer will complete a final walk-through. This confirms the property matches what was promised in the Purchase Agreement, no new issues have popped up, and nothing has been left behind. We have seen too many deals get complicated by overlooked details, so we make sure this step goes smoothly.

Cancel Home Services and Utilities

Once closing is complete, we will hand you a simple, straightforward list of who to call to csancel your home services and utilities. No guesswork, no runaround.

Be Prepared

Even at this stage, surprises can happen. A loan might get delayed. An appliance might decide to act up at the worst possible time. We have seen it all, and we know exactly how to handle it. Our job is to keep you calm, keep things moving, and get you back on track without the stress.

Closing

After the final walk-through, you, the buyer, and the closing agent will sign the settlement agreement, confirming every financial detail of the transaction is accurate. If you cannot attend in person, we will help arrange alternatives based on your situation and the notice provided to all parties. Funds can be wired directly to your financial institution or issued as a check at closing, whichever works best for you. Be sure to have all keys and property information ready for the buyer. Once the signatures are in, your property is officially sold.

At Lake CDA Property Management LLC, we believe closing day should feel like a celebration, not a scramble. We have walked this road ourselves, and we know what it takes to get you across the finish line with confidence and peace of mind.

Tips For Selling

Deep Clean icon

Give Your House a Deep Clean

First impressions matter. Before your home hits the market, give it a real deep clean: toilets, surfaces, floors, rugs, bathrooms, all of it. If it makes sense, bring in the professionals. Your home deserves to show up at its absolute best.

Declutter icon

Declutter The Home

A clutter-free home lets buyers focus on what matters: the home itself, not the mail pile on your counter. Buyers want to picture their own life in the space, not clean up yours first. A little decluttering and organizing goes a long way toward making that connection.

Handyman icon

Call a Handyman

Take care of the repairs before you list, not after. When buyers walk into a home that's been genuinely well-maintained, it builds the kind of trust and peace of mind that leads to real offers.

Paint the Walls

Not only is painting a great way to clean up the walls but making the overall color scheme neutral will increase the appeal to potential buyers, making it easier for them to envision their belongings in the house - get rid of any bright, outdated paint colors and go with a neutral palette throughout the house.

Curb Appeal icon

Increase Your Curb Appeal

The outside aesthetic of your home is just important as the inside. Give buyers a good feeling before they even open the front door. Landscaping, mulching, flowers, pressure washing the driveway and exterior of the home are all simple ways to increase the value of your home.

Stage Your Home icon

Stage Your Home

Staged homes tend to fill quickly because they feel homier - if you have neutral furniture that you can leave in the home, do it, otherwise consider a professional staging company.

Depersonalize icon

Depersonalize Your Home

You want to leave a few nice, framed photos around the house to make the home appear inviting and lived in, but in general, removing your very personal items, such as family photos will let the potential buyers see their photos in those places, versus yours.
