🏠 Renter Qualifications
At Lake CDA Property Management, we take pride in matching great tenants with quality homes throughout North Idaho. Please review the following renter qualifications and application policies before applying.
📅 Length of Leases
Most of our properties require a minimum 12-month lease, unless otherwise stated in the listing or agreed upon in writing.
We proudly manage long-term, mid-term, and short-term rentals, depending on owner preference and property type.
📝 When to Apply
Applications may be submitted at any time, but please note that all application fees are non-refundable.

Application Fee: $50 per applicant (18 years and older)

Applications are processed in the order received once complete with all required documentation — first come, first served.
💰 Move-In Costs
To secure a rental, the following are required:

Security Deposit: Minimum of one month’s rent (due within 24 hours of approval)

Pet Fees: Applicable for approved pets only (service/support animals excluded)

Lease Coordination Fee: One-time, non-refundable $100 fee due with the security deposit

First Month’s Rent: Due five (5) days prior to move-in
Additional deposits may be required for marginal credit history.
🐾 Pets & Animals
We love pets—but also respect owner preferences.

If a listing states “No Pets,” we must honor that policy (service/support animals excluded).

For pet-friendly properties, pets are subject to owner approval (maximum of two) and applicable pet fees.

No fish tanks, reptiles, or exotic/wild animals are permitted due to liability concerns.

👨👩👧 Occupancy Standards
Maximum of two persons per bedroom.
Bonus rooms may be used as additional sleeping spaces but are not advertised as bedrooms.
✅ Renter Qualifications
We take great care in the placement of our tenants. Each applicant will be screened for the following:
Employment & Income

Must have verifiable employment

Combined gross income of all applicants must be at least 2.5× the monthly rent

Acceptable proof: 30 days of pay stubs, 3 months of bank statements, recent tax filings, or a signed offer letter
Rental History

At least two verifiable rental references required

Past evictions or unresolved landlord disputes = automatic denial
Credit
We review credit for:

Payment history, debt ratios, account standing, and collections

Minimum credit score: 600

Applicants with limited or marginal credit may qualify with a co-signer and double deposit
Likely denials include: recent delinquencies, charge-offs, unpaid landlord or utility accounts, or excessive collections.
🚫 Criminal Background
Applications cannot be approved if the applicant has:

Convictions for violent crimes, sexual offenses, or drug manufacturing/distribution

A listing on the sex offender registry

Upon lease signing, our complimentary Citizen Home Solutions concierge service will contact you via phone, text, and email to help set up:

Water, gas, and electricity

Internet and cable
-
Security monitoring services
